M/I Plan Homes 664 Homes, Apartments in Reynoldsburg, Ohio

M/I Homes has proposed a more than 650-unit housing and apartment complex, called Summit Crossing, on nearly 70 acres of land in Licking County annexed to Reynoldsburg, according to city planning documents.

M/I Homes will develop 280 homes, while central Ohio apartment developer Metro Development will build 384 apartments along the west side of Summit Road, north of US 40 and south of Refugee Road.

The city’s Planning and Zoning Board approved the plans Nov. 7, and Mayor Joe Begeny said he anticipates construction to begin in the first quarter of 2025, weather permitting.

The homes are available for purchase for an average of $300,000 to $350,000 per unit, while the apartments will be available for rent at monthly market rates of $1,200 to $1,700, Begeny said.

The development will include two-story homes ranging from 1,500 to 2,136 square feet and three-story homes ranging from 1,630 to 1,925 square feet. The three-story apartment buildings will include a mix of one-, two- and three-bedroom units, according to the plans.

Summit Crossing will also have plenty of green space. M/I Homes is proposing a 23.2-acre public park that would be turned over to the city of Reynoldsburg along with providing the future right-of-way for future Summit Road improvements, city plans show.

Begeny said the park, which will be the city’s farthest eastern park, will include all the traditional park amenities, including a playground and trails, as well as two clubhouses, two swimming pools, a playground and a dog park , the plans show.

When it comes to parking, each home will have a two-car garage and a driveway. The apartment complex will have 484 parking spaces and 93 garages.

The site consists of two properties — both in the Licking Heights Local School District — that were annexed to Reynoldsburg from Licking County’s Etna Township earlier this year.

The site is surrounded by single-family homes to the north, west, south and southeast; Reynoldsburg City School’s Summit Road High School and Summit Campus High School to the northeast; agricultural land with single-family dwelling to the southwest; and undeveloped farmland to the east.
